We are primarily buying properties that can be used for Co-Living (rent-by-the-room) so we need at least 3 bed, 2 bath, and 1500+ sq ft.

We primarily buy in Phoenix AZ, Tampa FL, Atlanta GA, & Charlotte NC. We are also open to other markets so please just send over everything. Primary and secondary markets are preferred (population over 30k).

As a baseline starting metric, we prefer creative deals that are at least cash flow neutral as an LTR with reserves accounted for and in a great location.

Please account for at least 8% vacancy, 10% CapEx/maint, and 10% Property Management.

We’re looking to do minor/mid rehab only. Basically things like flooring, paint, kitchen, bathroom, etc. Ideally, no major rehabs or full gut projects unless they are at a DEEP discount.

What markets do you invest in?

We're always looking to scale to more markets, but we're currently focused on these core markets:

  • Phoenix, AZ
  • Atlanta, GA
  • Tampa, FL
  • Charlotte, NC

What are the returns?

It's completely property dependent, but for PML we always try to underwrite for 10%-12% interest.

For PMP's however, we underwrite so that you receive 8%-10% CoC return AND we give you preferred returns so that you get back your initial investment ASAP, on top of all the other benefits of ownership (appreciation, tax benefits, depreciation, etc.)

How do I partner with you?

How long before I see the returns?

Once we close on a new property, if you come on as a PML you will start receiving your returns within the first month after the property is actively rented on PadSplit.

If you come on as a PMP, you can choose to receive your returns every quarter, 6 months, or end of year.
